- We need to think about the balance of the design and development of the project. This discusses the hotel and the condos but does not address who will be responsible for site design, parking, the Clubhouse, or the synagogue, for example.
- Should we make it clear that all development must occur simultaneously? We will likely not be able to open condos without the hotel being fully developed.
- You have a section in the details talking about the condos but not one talking about the hotel. We need to make it clear that the hotel must have certain items we are committing and advertising about but they could develop a very basic hotel which would not meet the flavor of the development.
- I think there would need to be a “governing board” for this development. This should be identified and discussed to make sure that there is adequate input on the designs and development as issues will come up. Should this committee be a 50-50 split of members or should there be a 60-40 split in favor of the development team?
- Regarding your development timeline, I think you need to add at least 3-4 months following the agreements for design time as you will need to full set of approved documents before you can even submit for permits and zoning changes, if required.
- Development timeline – I think the timing is right for Phase 4 Construction of 24-36 months, and this is for both hotel and condos. However, I think it needs to be clear that they are concurrent and not 24-36 months each at different times.
- Need some discussion/thoughts regarding revenue generation. The only income that will happen before opening is the condo presales income. Will that income be split with the hotel development or stay just with the condo/site development?

This seemingly simple question has an answer that’s very complex and situation-specific. So much depends upon the type of site available and the type of golf facility planned.
According to “Building a Practical Golf Facility” by Dr. Michael Hurdzan, ASGCA Fellow, “For example, a typical par 4 hole of 400 yards will take up to 10.4 acres (420 yards long with buffers x 120 yards minimum width). So, a 10-acre parcel could contain one 400 yard long hole, or perhaps three or four par 3s ranging in length from 60 yards to 150 yards, and with skilled design, perhaps more.
“This means an 18-hole course of all short par 3s could be built on as little as 30 acres, while an intermediate length or executive course of 18 holes of par 3s and 4s would require 75-100 acres, and a full size par 72 course would need 120-200 acres. This assumes, of course, only usable land which does not allow for wetlands, restricted areas, or land not easily made part of the golf area.”
